We sand in three passes from coarse to fine, punch nails, fill gaps and repair damaged boards as we go. Then we apply your finish in three coats with a light sand between each, so the surface ends up flat, even and hard wearing.
Our sanders run on dust extraction and we seal off doorways before we start. It's a building job, so it's never spotless, but most clients are surprised by how little dust is left.

Matte
Low sheen, natural look. Hides dust and small marks best.
Satin
A soft glow. Our most requested finish by a long way.
Gloss
Deep, reflective shine. The classic polished-floor look.
Stained
Walnut, black japan, limewash or a custom colour mixed on site.

Prep
Furniture out, nails punched, loose boards fixed, doorways sealed.
Three-pass sand
Coarse, medium, fine. Edges and corners done by hand so there are no halos.
Coat and cure
Three coats of your finish. We tell you exactly when you can walk, move in and lay rugs.

Questions we get asked
How dusty is floor sanding?
Much less than it used to be. Our machines are connected to extraction and we vacuum between every pass. Expect a light film to wipe down, not a house full of dust.
Do we need to move out?
For water-based finishes, many clients stay and keep off the floor. For solvent-based finishes we recommend staying elsewhere for [X] nights. We'll advise at the quote.
How long before furniture goes back?
Usually [X] days for furniture with felt pads, and [X] weeks before rugs go down so the coating can fully cure.
Can you change the colour of my floor?
Yes. Once the boards are bare we can stain them darker, limewash them lighter or tone down yellow and orange. We test on your actual floor first.
